BOOKING TERMS
Booking
A booking is confirmed when you receive written confirmation or email from us with a booking reference. Please ensure the details are correct, and advise us immediately if there are any errors.

​Please note, we will always try & be flexible when you make a booking with us, so, if you are unable to keep your booking due to Coronavirus, we are happy to hold your deposit to use on a different visit to us within 12 months of the original booking.

Payment
To secure your booking we require a deposit of 50% , with the balance payable four weeks prior to arrival. If booking within four weeks of arrival, the whole cost is payable on booking.

Cancellation
In the event of cancellation, deposits are non-refundable. If a cancellation is made within four weeks of the start of your holiday, the full balance will be payable unless we are able to re-let the cottage. We strongly recommend that you take out a cancellation insurance policy against this eventuality.

Arrival
Your cottage will be available from 3.00 pm on the day of arrival. We do try and accommodate early arrivals if possible, please always check before arriving.

Departure
Please vacate the cottage by 10.00 am on the day of departure to allow time to make it ready for the next guests.

Number of Guests
The number of guests occupying the cottage must not exceed two. We reserve the right to refuse entry to the party if this condition is not observed.

Damages and Breakages
We do not accept any responsibility for loss or damage to guests’ personal effects or property while staying at Lea Cottage. We appreciate that even on holiday accidents do happen, and we would request that we are informed of any breakages or damage in the cottage so that remedial action can be taken.
Reasonable Access
We reserve the right of reasonable access to the cottage at all times, but, where possible, we would advise you in advance if access is required.
